Planning Permission
Most garden rooms under 2.5m to the eaves and 4m ridge height can be built under Permitted Development, without planning permission. Rules around boundary proximity (must be at least 2m from the boundary), maximum footprint (no more than 50% of the original garden area), and usage (must not be used as a main residence) apply. Frequently Asked Questions
Most garden rooms built under Permitted Development rules do not require planning permission. The key requirements are: under 2.5m to the eaves, within the original garden boundary (not on land bought since the house was built), at least 2m from the property boundary, and not covering more than 50% of the original garden. Patrick checks all of this at the site visit.
A typical garden room project takes 4–8 weeks from groundworks to handover. The base takes 3–5 days to cure before the structure can go up. The build itself takes 1–3 weeks depending on size and specification. Electrical fit-out adds 1–2 days at the end.

Under Permitted Development rules, a garden room cannot be used as a separate dwelling or let independently. For an annexe intended as accommodation (with sleeping, cooking and bathroom facilities), a planning application is likely to be required.
